i'm with you there.. ie. the sector of the Property Market that you think is vulnerable is Retail Premises. location is such an important factor. i'm invested in a friendly society that has managed this very wisely, sometimes with very small stores but in prime locations that weather downturns successfully.
conversely, of course, and in theory, at least, the current market ought to enable retailers to occupy premises at lower cost. Business rates tend to be maintained though, and councils sit and look at empty shops that generate no income.

Not sure why people think this is all new. The retail world has been evolving for years. As long as companies are run by people the market will continue to evolve. I predict there will be good news and bad news.

Funny how when large changes happen people miss what is happening under their noses...

Evolving in recent years = companies getting bigger and the only companies that vanished were taken over by bigger fish the only surprise was when the bigger fish was foreign.

Evolving in current times = companies shrink lay off lots of people, some sold off for £1, some companies family names on the high street vanish for ever....

Sounds a bit different to me and people need to be aware this is out of the norm as we are in the middle of a big strategic change which only will become fully visible after the event - CIC be aware....

Your entitled to your opinion. It is up to individuals whether they give it any credence.

I'd say a dramatic loss of the high street and a lot of people out of work... Perhaps we may see the rise of specialist shops which also have a web presence but my cystal ball is cloudy! One thing for sure is the present change is unlike any other on the high street and appears to be speeding up. :ugeek:

Has not affected any unemployment statistics as yet. They are continuing to fall month on month.

You are not quoting the retail employment figures... I don't know if the logistics workforce numbers are quoted separately. :eh:

so there you go, we can discuss it prior to you classification of it as "fully visible".

i agree with your thoughts as to how things are going. i don't see the Amazon and Ebay platforms becoming less popular in the western world. do you? ...Amazon up 4.29% today, back above $1500.
